Community guidelines

Deal reviews work when people share real numbers and give honest, specific feedback. These guidelines keep them useful and safe. They are part of our Community Terms.

  1. 1.

    Be specific and constructive

    Say what you'd change and why. A what-if with the numbers is worth more than “bad deal.” Disagree with the deal, not the person.

    Share only what's yours to share

    Post your own analyses. Don't post other people's personal information: no names, phone numbers, emails or addresses of tenants, sellers, neighbors or agents. If you're not ready to show a property's address, post it with “City and ZIP” or “City only.”

    Opinions, not advice

    Replies are members' opinions, not financial, investment, tax or legal advice, and Investometer's numbers are estimates from the inputs given. Check the numbers and talk to a qualified professional before you buy.

  4. 4.

    Say when you have an interest

    If you could profit from a deal or a recommendation (as an agent, lender, contractor, wholesaler or property manager, for example), say so when it's relevant, and set your role on your profile.

  5. 5.

    No selling or soliciting

    No ads, referral links, lead generation, or asking people to contact you elsewhere for business. Don't offer or ask for investments in a deal (partnerships, syndications, notes): that can fall under securities laws.

    Follow fair housing

    Don't describe neighborhoods, buyers or tenants by race, color, religion, sex, disability, familial status, national origin or any other protected characteristic, and don't suggest choosing tenants on them. Talk about numbers, condition, rents and market data.

    Be respectful

    No harassment, threats, hate speech or personal attacks, and nothing sexual or violent.

  8. 8.

    Keep it honest

    One account per person. No made-up deals or numbers presented as real, and no coordinating votes. You can't vote on your own deals.

    Links

    Only links that help with the deal (comps, listings, sources). New accounts can post links after 3 days.

How moderation works

Report a deal review or reply from its ⋯ menu. Reports are anonymous. When 3 members report the same post, it's hidden until a moderator reviews it. Moderators may remove posts that break these guidelines and suspend accounts that keep doing it.

Your posts and your profile

You can edit or delete your deal reviews and replies at any time, and choose what others see about you in your profile settings (a Pro or Premium membership is always shown). How you vote is never shown to anyone. If you delete your account, your deal reviews are deleted; your replies on other people's deals stay, shown as “Deleted user.”
